Choosing a Residential Property Manager is a big decision to make. At Weichert, Realtors® we want to make that decision easy for you by providing full service Property Management with the Weichert Difference!

At Weichert, Realtors® Pikes Peak Group our services include:


  • Performing a Comparative Market Analysis and providing a recommendation on rental pricing
  • Coordinating property showings with potential renters and other Realtors
  • Marketing properties via multiple internet listing sites, MLS and our website


  • Thoroughly screening tenants by running a background check, credit report, criminal history, eviction history, proof of income and rental history
  • Requiring applicants to meet an above industry standard set of criteria to qualify for a rental


  • Coordinating and scheduling all routine and emergency maintenance for the property
  • We use only licensed and insured vendors and hold them to high standards for service and workmanship


  • Providing monthly statements to Owners reporting all income, expenses and owner distributions
  • Providing end of the year tax statements including Cash Flows and 1099s
  • Providing 1099s to all vendors that have completed work on the property on your behalf


  • Negotiable Management Fee which is a small percentage of gross monthly rental income
  • Minimum $75 per month fee while vacant to cover Marketing, Advertising, Showing and upkeep
  • $250 Leasing Fee when New Tenant is put in property/ $100 Leasing Fee for Renewals
  • Referral Fee – Usually 10% of one month’s rent paid in the event that an outside Realtor shows property and tenant is approved for property – required for listing in MLS
  • $100 Required Reserve in account as emergency funds
  • We NEVER charge a set up fee or mark up vendor invoices

How it works:

In order to keep your financials secure, we use a state of the art portal system that communicates with your email. Each time you wish to view your statements, you must visit the portal and enter in your email address. You will be emailed a single- use link that you can use to view your statements. This link does not have a time limit, however, it will expire after the first time you use it.
