Frequently Asked Questions: Application Process

What are your criteria to be found eligible to rent a property?
We have 7 criteria that we look at when determining if you are eligible for renting a property with us:

  • Income verification: a minimum monthly income of 3X rental amount plus any/all estimated monthly debt reported from credit report.
  • Length of employment
  • Rent to income ratio
  • Debt to income ratio
  • Credit (F.I.C.O) score
  • Length of residency (rental history)
  • Late rental payments

What reports/checks due you run when processing my application?
We run a credit report, background check, and rental verification on all applicants.

Is there anything that will cause me to be automatically denied?
We will automatically deny an application if anyone applying has:

  • An eviction
  • Is in collection with, or owes a previous landlord

Are there instances in which you would allow me to rent with double security deposit?
We would approve an application that meets all of the criteria in item 1 above with a double security deposit if any of the applicants have any of the following:

  • A bankruptcy/short sale/ foreclosure within the last 7 years
  • 3+ late rental payments in the last 12 months
  • 1+ NSF checks in the last 12 months
  • No verifiable rental/ownership history (military Housing not included)

How long will it take to process my application?
It takes approximately 24 – 48 hours to process an application. The rental verification takes the longest to process. If your previous/current landlord does not readily return our verification, the process may take longer.

What documents are required when I turn in my application?
The following documents should be turned in with your signed application:

  • Application Fee in certified funds
  • Proof of all income
  • Copy of driver’s license or picture identification (no military IDs)

Will other documents be required during the application process?
If additional information is required, we will contact you.

If I am approved, when is the security deposit and first month’s rent due?
The security deposit is due within 24 hours of being notified that you have been approved for the rental. The first month’s rent and any pet fees are due at lease signing (or when picking up the keys for the property).
